Know all me by these presents, that I Oliver Dickinson of Amherst in the County of Hampshire and Commonwealth of Massachusetts Yeoman, being sole owner of a Meetinghouse lately erected at the north part of Amherst near the house Mr. Joseph Cowls in consideration of the sum of fifty three dollars and [blank] cents paid me by Abraham Ball receipt whereof I do hereby acknowledge, do by these presents, grant, bargain and sell, and convey to the said Ball his heirs and assigns one certain Pew in said Meeting-house, situated on the lower floor, and numbered forty To have and to hold the same with all the privileges and appurtenances thereto belonging to him the said Ball his heirs and assigns forever.

Provided however, that if the said grantee his heirs or assigns or any person or persons claiming under them of either of them, shall allow the said Pew or Pews to be painted or suffer any alteration thereof to be made affecting its exterior appearance without the permission of a majority of the Proprietors of said House; or shall let the said pew or any part thereof to any negro or mullatto or in any way admit any negro or mullatto to the possession or occupancy of the same, then the said Pew or Pews or such share thereof so let or occupied shall in every such case be forfeited and become the property of the other proprietors of said Meeting-house.

In witness whereof I have hereunto set my hand and seal this twenty ninth day of November in the year of our Lord one thousand eight hundred and twenty six
